Falls Church is genuinely unique among Northern Virginia communities: at just 2 square miles, the City of Falls Church is the smallest independent city in Virginia by area — and it's important to understand that "Falls Church" actually describes two different things.

The City of Falls Church (primary zip 22046, with small portions in 22042, 22044, and 22205) is its own independent city — separate from Fairfax County in governance, taxation, and, notably, schools. (22040 is also associated with the city but is a PO Box–only zip with no residential addresses.)

A much larger surrounding area of Fairfax County also carries a "Falls Church" mailing address (zips 22041–22044) without actually being inside the city limits. These Fairfax County homes pay Fairfax County real estate taxes and attend Fairfax County Public Schools — genuinely different from the City in several important ways. Because the mailing address is identical either way, this is one of the most important things to verify before assuming what applies to a specific property.

A School System Unlike Almost Anywhere Else If you buy inside the City of Falls Church itself, your children attend Falls Church City Public Schools (FCCPS) — a genuinely small, independent district with just five schools serving around 2,700 students total, compared to Fairfax County Public Schools' 183,000+ students. FCCPS offers an International Baccalaureate (IB) curriculum starting as early as preschool, and its small scale means smaller class sizes and a tighter-knit school community. Homes with a Falls Church mailing address outside the city limits attend Fairfax County Public Schools instead. As always, we strongly recommend verifying exact jurisdiction and school assignment before making a decision on a specific property.

History and the Church That Gave the City Its Name Falls Church takes its name from The Falls Church, a historic Episcopal church built in 1769 (on the site of an earlier 1734 building), designed by architect James Wren. It's a National Register–listed landmark still in use today, with a history tied to George Washington, the Revolutionary War, and the Civil War. The area gained township status within Fairfax County in 1875, then seceded and incorporated as an independent city in 1948.

Getting Around Falls Church sits about 9 miles (roughly 20 minutes by car) west of downtown D.C. and is served by two Metro stations on the Orange and Silver Lines — East Falls Church and West Falls Church. Average commute time to Metro Center runs roughly 20–30 minutes via Metro. The W&OD Trail also passes through the northern edge of the area, and the Four Mile Run Trail connects Falls Church through Arlington to the Potomac waterfront.

Parks and Green Space Cherry Hill Park is the city's flagship park, featuring the historic Cherry Hill Farmhouse (built 1845, National Register listed) and its 1856 barn, community gardens, athletic fields, and a nature area — tours of the farmhouse are available. Falls Church City Park offers a central, more casual green space near downtown with playgrounds and picnic areas.

Farmers Market The Falls Church Farmers Market runs Saturday mornings from early May through late September in the City Hall parking lot, with more than 40 vendors selling fresh produce and local goods.
