What Realtors Actually Do Every Day
Intro:
In Part 1, I talked about why people choose real estate and what keeps you going in this business. But before you invest time and money in classes, exams, and association dues, it’s worth pausing to look at what Realtors really do day in and day out.
Because here’s the truth: real estate isn’t just about showing pretty homes and collecting commission checks. It’s about discipline, consistency, and building relationships — often without a paycheck for months.
1. Building a Database (Everyone Is a Potential Client)
Your business lives or dies by your database — the people you know and the people you meet.
Every conversation is an opportunity to plant a seed. Not everyone is ready to buy or sell today, but almost everyone will need housing advice at some point.
Top agents spend part of every single day growing and maintaining this database.
2. Feeding That Database With Value
Staying in touch isn’t about spamming people with listings. It’s about being helpful and relevant.
Market updates, homeowner tips, referrals to trusted contractors — these are things that keep you top-of-mind.
The key: you’re providing value long before you ever get paid.
3. The “Behind the Scenes” Work
Scheduling, paperwork, coordinating with lenders, inspectors, and title companies — all of this happens long before you ever hand someone a set of keys.
Much of the job is unseen but essential.
4. Lifelong Learning Is Non-Negotiable
Real estate is not a “learn once and you’re set” kind of career. Markets shift, technology evolves, and client expectations rise. The best Realtors treat education and self-improvement like part of their job description. Whether it’s reading daily, listening to podcasts, taking courses, or role-playing conversations with peers, sharpening your skills must become part of your daily work. The agents who last are the ones who keep growing — personally and professionally — year after year.
5. Books I Recommend Reading Before You Get Started
Before you take the leap into pre-licensing classes, I suggest reading two books that shaped how I view this business:
📘 The Millionaire Real Estate Agent – Gary Keller
Subtitle: It’s Not About the Money…It’s About Being the Best.
This book lays out the models and systems behind running a real estate business, not just selling homes. It’s about building something scalable, consistent, and professional.
📙 The ONE Thing – Gary Keller & Jay Papasan
Subtitle: The Surprisingly Simple Truth Behind Extraordinary Results.
This one teaches you how to focus. In real estate, there are a hundred things you could be doing, but only a few truly matter. This book helps you figure out what those are.
These two reads give you the right mindset: that success in real estate isn’t quick or random — it’s about models, focus, and daily habits.
6. Why This Matters Before Licensing
If the daily work of growing a database, consistently providing value, constant learning, and committing to systems doesn’t excite you, then the license itself won’t solve that. The license is just a tool — the business is built on habits.
Closing Thought:
Real estate can absolutely be a rewarding career, but only if you’re ready to put in the daily effort that most people never see. If you’re serious, start by reading, learning, and honestly evaluating whether the work fits your strengths.
👉 In Part 3, we’ll finally break down the licensing process in Virginia — what it costs, how long it takes, and how to choose your first brokerage.
